How to find a good contractor in your area

The best contractors are often busy and don't advertise much. Here is how to find them, check them, and hire with confidence.

Where to look

  • Ask neighbors who recently had similar work done, and look at the result.
  • Ask people who work with contractors: home inspectors, real estate agents, supply houses.
  • Use a local directory that checks businesses rather than just ranking by star ratings.

What to check

  • A real local address and a phone that gets answered.
  • Years in business: ask, then check your state's business registration search.
  • License where your state requires it for the trade, and current insurance.
  • Two or three recent customers you can call.

How to compare

  • Get at least two written quotes with the same scope.
  • Ask the same questions of everyone: who does the work, permits, warranty, timeline, payment schedule.

Walk away if

  • They want most of the money up front.
  • They pressure you to sign today.
  • They won't put the job in writing.
  • They can't show proof of insurance.

Common questions

How do I know if a contractor is reputable?

Time in business, a local address, proper licensing and insurance, written quotes and customers who will vouch for them. Star ratings alone are easy to game.

How many quotes should I get?

Two or three for most jobs. More than that rarely helps and wastes everyone's time.

Does SearchWrench Pros cost anything?

No. Homeowners never pay us, and businesses can't pay to rank higher.
